In this course, licensees will receive a detailed walkthrough of the Code of Virginia sections specifically addressing brokerage relationships, spanning from 54.1-2130 to 54.1-2145. The primary objective is to ensure that licensees provide compliant and ethical service to clients and customers, ultimately enhancing consumer protection in Virginia. Throughout the course, licensees will have the opportunity to:

1. Familiarize with Terminology: Gain a comprehensive understanding of the terminology commonly associated with agency and brokerage practices in Virginia.
2. Grasp Agency Disclosure: Comprehend the intricacies of agency disclosure, ensuring transparency and clarity in real estate transactions.
3. Explore Agency Creation: Delve into the processes involved in establishing agency relationships, including circumstances where such relationships may not be formed.
4. Distinguish Duties: Differentiate between the duties owed to clients as opposed to those extended to customers, recognizing the varying levels of responsibility and care involved.
5. Evaluate Liability: Consider the potential liability implications that licensees may face based on their choices regarding agency and brokerage relationships.

By the end of this course, licensees will possess the knowledge and insights needed to navigate the complex landscape of agency and brokerage practices in Virginia. This, in turn, will empower them to provide ethical, compliant, and client-centered service while mitigating potential legal and liability issues in their real estate endeavors.

Kim has over 35-years’ experience in the Charlottesville Area Real Estate market. Kim holds multiple real estate designations: Accredited Buyer Representative - ABR, Consumer-Certified Real Estate Consultant - C-CREC, Certified Buyer Representative - CBR, Certified Residential Broker - CRB, Certified Residential Specialist - CRS, Graduate of Realtors Institute - GRI, Seniors Real Estate Specialist – SRES, and the Green Designation.

Kim has also been extremely active in the Charlottesville Area Association of REALTORS®, having been on the board for many years as well as chairing and serving on various committees. Currently Kim is teaching Legal Updates and Agency Law at CAAR. She is a Past-President of the Virginia Women's Council of REALTORS® as well as Women's Council of REALTORS® Blue Ridge. Kim's focus is mainly on Residential Sales within the city of Charlottesville and Albemarle County.
